REIT (Real Estate Investment Trust)

A REIT is a publicly traded real-estate company that typically must distribute at least 90% of its profits as dividends.

REITs (real estate investment trusts) are publicly traded companies that own and manage real estate. In most countries they are required to distribute at least 90% of their profits as dividends.

Their advantages include a low entry barrier, high liquidity, professional management, and above-average dividend yields (typically 3–6%). REITs give access to property segments (such as data centres or logistics) that retail investors can rarely reach directly.

In Germany there are only a few genuine REITs (for example alstria office REIT). Internationally, REITs are widespread and accessible through real-estate ETFs.
